Living on the Saanich Peninsula

Saanich Farm

In 1998, I moved with my wife and children to the Tanner Ridge neighbourhood. Moving to the Saanich Peninsula brought us closer to extended family and their farm in Central Saanich, but it also offers high-quality schools, great recreation facilities, access to public trails and beaches, and all the benefits of country living (including fresh produce), while still being an easy commute to and from downtown Victoria.

Bill Knows Rural Properties

My family loves the Peninsula, and I would recommend rural life to anyone wanting to put down roots in a large-lot neighbourhood or live the dream on a hobby farm.

Nonetheless, properties in agricultural areas are in some ways different than city lots. They may have a septic field rather than sewer, for example, which are the owner’s responsibility and may be subject to government inspection. An acreage with streams or other bodies of water may be subject to riparian regulations. If a property is on land within BC’s Agricultural Land Reserve, it will be restricted in terms of permitted use, including development and subdivision.

As your agent in a sale or purchase situation, I have the background to help you understand both municipal and provincial regulations pertaining to rural and ALR lands, so you can buy or sell with confidence.

Townhouses and Condos

Peninsula living is also available on a smaller scale! If you want to enjoy all this community has to offer without the upkeep, consider a strata property. I have worked with many buyers and sellers transitioning from single-family homes to townhouses and condominiums, and I can help you consider this option, as well.
